How LeadsCoda runs your real estate week

Five steps, every week. LeadsCoda does the chasing, from the first listing inquiry to the closing table, so you can do the selling.

  1. Step 1 · The inquiry

LeadsCoda's AI answers the listing inquiry and books the showing

A buyer asks about a listing through your website, a text to your number, or a Zillow or Realtor.com lead email you forward. LeadsCoda's AI answers in seconds from the facts you gave it. Turn on online booking and it offers open times from your calendar, then books the showing they pick.

    • You choose whether LeadsCoda's AI sends its replies or drafts them for you to approve.
    • Texts go only to people who agreed to them, and everyone else hears back by email.
    • When it books a showing, LeadsCoda tells your phone who is coming and when.
    • Anything it should not answer, like a price you never gave it or a financing question, comes to you.

Hi, is the backyard at 412 Maple Grove Ln fenced? Could we see it this weekend?

Hi Jordan, yes, the backyard is fully fenced. I can show you the home Saturday at 11:00 AM or Sunday at 10:00 AM. Which works better?

    Saturday at 11 works.

You're booked for a showing at 412 Maple Grove Ln on Saturday, November 7 at 11:00 AM. See you there!

    Your phone, a moment later
LeadsCodanowJordan Hayes is booked inShowing, Sat, Nov 7, 11:00 AM. The assistant confirmed it by text.

LeadsCoda's AI answered from the facts you gave it, offered two open times from your calendar and booked the one Jordan picked.

  2. Step 2 · The team

LeadsCoda hands each new lead to the right agent

Turn on round-robin and each new lead goes to the next agent in turn, or straight to one agent when it came from a source you point at them. Their phone buzzes the moment it lands, and replies waiting on them sit in their Today list with a Call and a Reply button.

    • Give an agent a bigger share of new leads, or mark them away so they are skipped.
    • Set a time limit, and LeadsCoda moves a new lead the agent has not called or answered to the next one.
    • Prefer a shared pool? The whole team hears about each new lead, and the first to claim it gets it.
    • Each agent sees their own calls, texts and replies for the day, the week, the month and the year.

  3. Step 3 · The open house

LeadsCoda sends the open house reminders and replaces the sign-in sheet

Put the open house on LeadsCoda's calendar and choose who hears about it: people interested in that listing, leads at the stages you pick, and the loan officers at the lenders you work with. On the day, a "Sign in here" card on the kitchen island takes the place of the clipboard. Visitors scan it with their phone, and each one lands in your pipeline credited to that open house.

    • The reminders go out on their own, a week before and the day before, and texts go only to people who agreed to them.
    • LeadsCoda's calendar shows how many visitors signed up at each open house.
    • Each sign-in goes to the next agent in your round-robin, or to the agent you send scans to.

  4. Step 4 · The deal

LeadsCoda keeps your client posted from contract to closing

Add a deal for each client you are working for, then share it with them. They get one private link, in your name and colors, with nothing to download and no password to remember. Their page shows where the deal stands, from Getting started to Closed, with the documents you share and their messages with you.

    • Move the deal to Under contract and their page says so, with the closing date.
    • Keep the signed agreement, inspection reports and disclosures on the deal, and choose which ones your client sees.
    • When you answer a message, LeadsCoda lets them know by text if they agreed to texts, or by email.
    • Nothing is shared until you turn sharing on for that deal.

  5. Step 5 · The referrals

LeadsCoda gives your lenders and partner agents a portal of their own

The loan officers and agents who send you buyers get their own portal. They send you a buyer from it, follow each referral from New referral to Under contract, and message you there instead of calling for an update.

    • They see where each referral stands, never your notes or your client's messages.
    • You answer them from that partner's page in LeadsCoda.
    • Lender, Agent, Property manager, Contractor and more are ready as partner categories, and you can rename any of them.

Where LeadsCoda's AI does the typing

LeadsCoda's AI writes in the voice you approved and states only the facts you gave it. For replies to clients, you choose whether it sends them or drafts them for you.

  • Answers new listing inquiries in seconds, day or night
  • Offers open times and books the showing the buyer picks
  • Never quotes a price it was not given, and hands financing and legal questions to you
  • Works the questions you set into the conversation, one or two at a time
  • Describes the home, never who should live there, and LeadsCoda stops any AI text or email with fair housing wording before it sends
  • Rewrites your starter follow-ups in your voice, using only facts you approved, for you to check

LeadsCoda handles the rest of the business too

Your signs and listing sites, your past clients, and the rules real estate messages have to follow.

Every sign and listing site

LeadsCoda makes a code for each yard sign, listing flyer and car door magnet, so you can see which listing drew the call.

  • Zillow and Realtor.com leads you forward land in your pipeline, tagged to the source
  • Your booking page offers a showing, a listing consult or a buyer intro call
  • Website forms and the chat on your site come in the same way

Past clients and reviews

Ask a client for a review with one tap. LeadsCoda sends your review link by text or email and shows you who tapped it.

  • Review texts never go out during your quiet hours
  • Each client gets a personal link to pass along, and anyone who comes through it is credited to them
  • Invite past clients to a client appreciation party from your calendar, and LeadsCoda sends the reminders

Fair housing checks built in

When you or LeadsCoda's AI text or email a client, LeadsCoda screens it for phrases fair housing rules forbid and stops the message before it goes.

  • It names the protected class the wording touches and suggests what to write instead
  • Your follow-up editor flags risky wording while you write
  • It is a first check, not legal advice
